In December 2020, James helped a buyer in the home entertainment business buy a building at 2280-2290 St. Joseph Boulevard in Orleans where it will set up a showroom featuring audio/visual equipment for home theatres as well as other entertainment systems. James represented the buyer for this transaction and Gary Shaker of Shaker Realty represented the Seller.

275 Bay Street October 30, 2020

In October 2020, James helped the owner of 275 Bay Street, a small office building of about 9000 square feet sell the property to a Toronto developer who will occupy the lower level, allowing the owner to leaseback the main floor, with the third floor leased to tenants. James represented the seller in this transaction, with a customer service agreement from the buyer.

3928 Farmer’s Way in Gloucester October 30, 2020

In October, 2020 James was able to help a soccer club at 3928 Farmer’s Way in Gloucester sell its building containing a banquet hall, pub, and recreation space together with about 7 acres of land with two wonderful soccer fields to a soccer enthusiast who will be managing the soccer fields and allowing the club to continue with its activities with agreements in place. James helped both the buyer and the seller for this transaction.

971 Montreal Road September 25, 2020

In September, James was able to help the owners of a Chinese restaurant who had had their property at 971 Montreal Road on the market for many years with a succession of brokers. During the listing period the property saw many showings and generated two offers, and a sale for the owners’ retirement. The property sold to a developer for land value brought to the table by Ken Tripp of Royal Lepage Team.

138 acres at 2201 Rideau Road September 25, 2020

In September, James was able to facilitate the sale of 138 acres at 2201 Rideau Road. The property had been listed with other brokers for about four years without luck. With perseverance and good market penetration, the property saw 4 offers during his period of listing and sold with the help of Louis Lo Mascolo of Coldwell Banker who represented the buyer.

In July James represented the buyer of a vacant parcel of land at the entry to the village of Kars for the buyer’s intended construction of a plaza. The Seller was represented by Christine McKay, Broker at Placez Realty.

James did numerous consulting projects and listings for Sellers and Landlords , and searches for a long list of potential buyers.

 

3735 St. Joseph Boulevard May 29, 2020

In May, James was notified that a build-to-suit project had been finalized for the address above and that the sale of about 4000 square feet of condo space he and Traviis Gordon had brought the buyer for, was on track despite COVID and due to close as early as late July 2020. Coleen Rushforth of Re/Max Hallmark Realty acted for the seller.

2221 St. Joseph Boulevard April 29, 2020

In April, James acted for the seller under Power of Sale in the sale of vacant land at the above address to a buyer represented by Wafik  Tawadrous of Details Realty.

2295 Stevenage Drive, Unit 5 April 29, 2020

In April James helped a woodworking shop and kitchen supplier in the lease of about 2500 square feet of industrial space. Art Tallis and Sandy Bozak of Capworth Commercial Realty acted for the Landlord.
