James Palmer helped Risk Balance, a specialty insurance firm for high technology companies, find its new offices at 315 Richmond Road. Fraser Paddison was the leasing agent working for the property manager Colonnade Bridgeport, for the landlord, Athlone Investments Ltd.

The Ottawa Safety Council January 15, 2016

James was the broker for The Ottawa Safety Council in finding its new home at 301 Moodie Drive in early January. Pierre Benoit, broker with Primecorp represented the landlord, Manulife.

71 Holland Avenue January 15, 2016

71 Holland Avenue was listed with James Palmer for a private owner. The property was sold at full price with Shane Lanigan of Your Choice Realty acting for the buyer.

Transactions 2016/2015 January 15, 2016

Throughout 2015 and now in 2016, James Palmer helped purchasers, sellers, and tenants make decisions on whether to sell, buy, lease, or to stay put. James helps his customers and clients reach their decisions by charging for his time on an hourly- fee basis. Sometimes the wisest decision is not to make a change. James is pleased to write letters of evaluation for negotiations to follow, for probate, or to help in the decision- making process. James’ experience in the real estate industry has given him the ability to refer a selection of  accountants, lawyers, contractors, designers, appraisers, and building inspectors to customers and clients looking for specialized advice.

200 Vanguard in Orleans January 1, 2016

At 200 Vanguard in Orleans, firm and conditional sales now leave only 2- count em, 2-units available for purchase at the beginning of 2016. The block of 4 is sold to a restaurant and a yoga studio has joined the veterinarian, Asian Fusion restaurant, dentist, massage therapist, bakery, and chiropractor.

The Soy Council of Canada December 31, 2015

At the very end of December 2015, James helped The Soy Council of Canada establish its new office at 130 Albert Street. It was a quick move. The lease signed a day before Christmas Eve to allow the tenant to move in before the first of January.

200 Vanguard December 1, 2015

Firm and conditional sales now leave only 5 units available for purchase at 200 Vanguard as of the end of November. A block of 4 is available at the north end of the project. The developers are hoping for a medical clinic and pharmacy or another good match to fit the current buyers: veterinarian, music school, Asian Fusion restaurant, dentist, massage therapist, bakery, chiropractor. One single unit is also available.

180 Vanguard November 30, 2015

Half of building A at 180 Vanguard was sold firm in November to the  owner of a large chain of restaurants. James Palmer and Travis Gordon were the listing agents as the building is part of the new development at 200 Vanguard Drive near the 10th Line and Innes Road now being marketed by Re/Max through Gordon and Palmer. The selling broker was Pete Brown of Oberfeld Snowcap from Toronto. This was a deal that showed the advantage of using a commercial broker with a commercial network.

1335 Bank Street November 30, 2015

In late November 2015, the garage and property, 1335 Bank Street at the corner of Riverside was leased to a car dealer and mechanic for a short term lease while the owner firms up his plans to redevelop the site into a large apartment building. James Palmer worked for both the landlord and the new tenant on this transaction.

90 Elgin Street May 10, 2015

In May of 2015, referred customers leased the remaining space on the lower level of 90 Elgin Street, a new building built and managed by Great West Life, to open its optometry store. James represented the tenant. Candice Lerner of Primecorp was the listing agent.
