James was able to negotiate a new lease with the owner of the building and a new Tenant rather than sublease the premises so that the Existing Tenant was able to walk away without any further obligation to the building’s owner, a preferred option. The owner received an excellent Tenant for a longer term, and the new Tenant received an allowance to improve the space to make it more suitable for its operations. It was a win/win/win. James was the sole broker in this transaction.
